Know About REO Properties
REO properties are currently the best bets for the smart home buyers.
REO is an acronym used for the term ‘Real Estate Owned’ properties. REO properties are residential properties, owned by the banks. They are also called as house foreclosures or bank REO. The homes that get foreclosed subsequently become the properties of the banks.
Foreclosure of the house takes place when the house owner fails to meet the payment obligations. The owner is allowed to sell the property. If the owner is not successful at a foreclosure auction, the property will be taken over by the bank or lender.
When in a foreclosure auction, the property is not bid by any person; it automatically becomes the property of the bank. This possession is called REO property or Bank REO property.
When the bank receives the legal possession of the property, it is classified as a non-performing asset as per the banking nomenclature. Like any other non-performing asset, it is also a depreciable asset and all the maintenance, monitoring and other costs have to be incurred by the banks.
After the legal possession is obtained by the bank, the bankers take up the process of sale of these properties.
Mostly such REO properties acquired by the banks are in under privileged condition. They need repairs and maintenance for making them as presentable properties for sale.
As the bankers do not undertake the business of either home ownership or the repair and maintenance of homes, they make all the efforts to dispose off the REO properties at the earliest so that these properties are removed from their non-performing asset classifications.
The bankers are always interested in cash deals. So, once the banker accepts the offer, the access to the properties is transferred to the purchaser.
Before buying such properties, the purchaser can decide on the offer after gauging the required improvements to the property. A professional inspector can help in the process of appraising the property.
